The house at 206 Highland Ave, Hoyt, KS is simply falling apart. It will require numerous repairs; not to mention new windows; right off the bat. I've been in your boat and it is not wise to put so much cash down on a home when you will be repaying a student loan too. Also don't forget you're required to provide insurance on the two structures and it cannot be insured in its current condition so lots of money upfront for repairs before you can move in. Then shortly after your purchase and fix up the adjuster will come around and reevaluate the worth of the property and your taxes will go up. The bank will count your student loan payback amounts in the pre approval phase. No small monthly payment here even with a large down payment like yours. you should probably use the $44,000 to pay for school, get a job then find a structurally stable home. ... more

To add to the loan officers good information, if you mobil home does not have a loan on it, you may be able to rent it out for additional income.
