I lived at the Quadomain on A1A in Hollywood for more than 10 years and specialize in selling luxury condos in the beach area. I am assuming that when you mention pets that you are referring to small dogs. The only buildings close to your price range along A1A that allows small dogs are The Tides, The Residences, Se Air Tower, and Alexander Tower. With the exception of the Residences, these buildings allows short-term rentals. Sea Air Tower and Alexander Tower allows month to month rentals. Unfortunately, with current prices, you cannot find 2 bedrooms in these buildings with a price point around 150k. It may be a challenge finding a one bedroom at this price as well.

As long as active listings inventory remain as low as it is, then sale prices will continue to rise. There is a high demand with low supply in South Florida right now. Foreign investors and baby boomers looking to reitre are fueling the purchases and rise in prices. I don't think the economic factors mentioned will affect real estate values as much due to current low inventory. And as the ecenomic crisis in Europe continues, those people will continue to invest in South Florida while they still maintain buying power and greater appreciation. ... more

I didn't see any properly linked to your question, so can't be specific...However, the answer to your question varies from building to building. Each condo assoc. has different restrictions on renting..anywhere fr allowing weekly rentals to some, who won't let you rent for a whole year. Hollywood Beach doesn't really have HOA's on the East Side of town...HOA's are usually in the western burbs, in gated communities...except East & West Lake. There are some condo buildings that have a lot of seasonal action, and some have maid service that's used by the residents of that building. It 's not hard to find cleaning people down here, as long as you're willing to pay. I am a realtor and a LCAM property mgr. I walk on HB's Broadwalk often so I'm very familiar with the buildings. Hi Sheila, I think you should definitely see the property before making an offer. That being said,if you are familiar with the area or know a certain building that you want it would not be out of the ordinary for you to make an offer sight unseen. Unfortunately, if your not here you would HAVE to make the offer sight unseen to secure A property, as the low priced properties (especially ones you can rent)go quickly, and as another agent mentioned for over asking price. As far as agents go, if they are taking DAYS to respond to you, you are working with the wrong agents!!! Hope this helps. Good luck on your search.

Good deals can be found everywhere. Dont limit yourself to "foreclosures". Best to find an agent that's knowledgable and you feel comfortable with. See whats out on the market in your budget/criteria and go from there. You'll be surprised how many good deals you can get buying the "old fashion way"
