Not exactly so, Marc. There are some buildings that allow only 1 rental per year which means that if the owner takes a seasonal (let's say 3-month) rental, the unit cannot be rented for the other 9 months. Thus those buildings aren't really seasonal.

This is the Broward County tax appraisers website. Do a search for a particular property and type in the address and unit number if applicable. If the owners information is correct, I suggest discussing the situation with your agent. If you still cannot resolve the issue consult an attorney.

Unfortunately, the tenants are using their pregnancy as an issue to stay in your premises without paying rent. Florida law prohibits discrimination against race, color, religion, gender, national origin, age, handicap, or marital status - Florida Statute 760.01(2). However, in your case, if they have stopped paying the rent then you have every right to collect rent regardless if they have a lease or not. You can serve them with a three day notice ~excluding holidays and weekends~ but you MUST follow up immediately with the clerk of courts with the proper legal eviction process.
