What you agreed with with your realtor regarding deposit is in your listing agreement. There is a box that gets checked for who is going to hold security (broker or landlord). I dont want to come off as rude but if you do not know this basic information, why are you buying the biggest purchase of your life without an agent/professional? A realtor for you costs you NOTHING and seller pays 6% (3% to each agent). You are doing yourself a disservice not having an agent. You should now at least think of retaining a real estate attorney to help guide you and protect your interests. There is so much involved with buying a house you need someone to keep you on course and make sure you are not being taken advantage of.

You just need proof of 2 years income in the same line of work. Gaps must be documented. The lender is looking for stable predictable income for 2 years in the same line of work.
