Mobile homes can be purchased but getting a loan can be a real trouble. You cannot finance them using a conventional mortgage because they depreciate like a car not like a stick built home. Usually you would have to take out a personal loan or use a lender that will keep the loan in house. Your best bet is to go down to a local bank and see if you can qualify for a loan. ... more

Any offer on a home should contain a period of time to address concerns like you had, a due diligence period. The amount of time can be negotiated, but should be enough for the research you needed to do, an inspection if appropriate and other concerns specific to the property.
Relying on the listing agent to remember is risky. Some may, others will use your interest to leverage higher offers from others.
Next time you find a home you like, put your offer together quickly and do the research you can during negotiations and during your due diligence period. Sorry this happened.
