Legally, you can purchase a property thru the listing agent who will have to be impartial to both parties. However, it is in your best interest to work with an agent who will represent you exclusively. A few reasons are: a buyer's agent will tell you how long a specific property has been on the market, if any previous offers were accepted, if any previous contracts fell thru, remarks that are only for agents to view but may assist you in negotiating a fair price, any future developments in the neighborhood that you may not be aware of.
