Your home in Hoffman Estates is probably in HIGHPOINT subdivision, where I just showed a home last night. You will probably sell for higher by exposing your home to maximum buyers with a professional marketing program. I just listed 2 homes a few days ago and have about 16 viewings so far. You would need a solid contract on yours to make a closing contingent offer to the townhome owner. They will be nervous about that if you are a FSBO.
I could then help you find the right townhome and take care of paperwork all around. We should talk about it in detail.

You should charge them whatever it costs you for the service. You are not permitted or licensed to "resell" credit reports so by knowingly charging $10 more than it costs you is a serious violation of the law.

But seriously, if you have to be asking this question on Trulia you should not be taking applications or charging anyone for anything.

Both the Hoffman Estates Park District (indoor ice skating) and the Schaumburg Park District (indoor pools) have great facilities nearby this home.
There are also the normal array of private smaller and larger private fitness centers, including a Lifetime.
A YMCA is nearby.
We can drive by some on our cruise around to look at homes.

Your attorney is just protecting you. You do not have an unconditional loan commitment until the clear to close is issued. At this point you have a conditional loan commitment pending receipt of documents from you and review by the lender's underwriters. Your earnest money is not at risk if you are unable to obtain unconditional commitment on the financing. If your attorney does not file for an extension, your earnest money will be at risk from now forward and if you fail to get the clear to close after submission of the requested paperwork, the seller will have every right to keep your earnest money. Your attorney is doing what they should do to protect your interests. The bottom line is that you need to submit any needed paperwork asap and complete the loan process so that the transaction can move forward. ... more
