Definitely remodel the kitchen and you can easily increase your rent. Hoboken is about a 15 / 20 min. train ride to Manhattan and anybody will pay a higher rent to live there because your increased rent is still about 1/2 of what is being charged in Manhattan & Brooklyn. I believe if you have a muitl-family property with 3 or more units you will need to register with the state agencies - like the DCA for example. In addition to your local city inspection, the state will also inspect your property each year. Tom Hinz www.shortsaletosell.com ... more

Hello Jas, thanks for your question. I believe it is all relative. You should sit down with an experienced agent to determine which is the better investment by property - individually - not by theory. You'll want to identify units that have the best potential for higher appreciation such as a unit situated in an area with growth, or a unit that will benefit greatly by upgrades.

Two bedrooms make up the majority of condo property in Hoboken. Two bedrooms have more longevity in terms of renting with stability. However, with that said, one bedrooms can be excellent buys. Case in point - I just sold one of my investor clients unit. A one bedroom she bought with me less than 3 years ago for a 37% appreciation gain.

That's impressive.

Hope this helps!

Robert, I have the same question as you - what would be the best area to buy a condo for rental income investment purposes, while ensuring there is some price appreciation as well. Saw the great advise from various agents here. Would you mind sharing what you found and perhaps what the experience has been like?

For others with expertise in the matter, what would be the right place to invest 300 to 400k rigt now?
