It really does not matter if you are dealing with a condominium, a town home or a single family home buyers must understand the numbers and market surrounding that property if they are to make a fully informed and knowledgable decision. There is no way to answer that question without doing the research on a particular property as the metrics in each transaction are very different. Most banks are pricing their assets above market value and also countering short sale offers at very high numbers. The longer a property has sat there, and many sit there a long time, the more likely they will come down much from the list price. The worse the condition the better when trying to negotiate.

There is good news for you and others looking to buy in the area. The median single family home price is down 10% in the Hobe Sound area over the past 4 months (condo prices are also trending lower) and pending home sales are at the lowest levels we have seen in year. Inventory still at very low levels but up last month for the first time in 8 months. A well prepared buyer can find a good deal if they are looking in the right are and have the ability to act quickly.

These are the type of metrics I discussed above that will have an effect on what to offer on any property and should be expressed to the seller. This is part f the negotiation process and sellers need to know the numbers to strike their best deals in any market.

You still have many options in this price range depending on the Hobe Sound location you desire, the condition you are willing to accept and a whole host of other factors. Clearly describing your unique requirements, having a system in place to be notified immediately of the best new opportunities and having the ability to act quickly are the keys to success in todays home market.

Much of our current housing inventory tends to be priced higher than the most recent sales or can have condition or location issues. DeustcheBank or any bank will not likely sell directly to you unless you are buying a portfolio of properties in the multimillion dollar range.

You can however buy directly at the courthouse foreclosure auction with ALL CASH and take it as is without inspection or clear title with all surviving liens attached.

Otherwise if you're not willing to take the risk (or don't have ALL CASH) you will have to line up with the many, many "retail" buyers and place your bid after the lender lists the property with a Realtor on the MLS system.

Find a Realtor like Tom Priester to help you because if you try to rely on the listing agent getting you to the property and making your offer on the first day, you may miss out on the very best deals.
