The property would have to be out of your name for a period of 1 yr to qualify for the FHA Back to Work program, if you qualify for the program or 2 yrs out of your name to qualify for a VA loan if you are a vet, or 3 yrs to qualify for FHA loan.

Great question, Fannie Mae offers financing on these properties called Homepath. I think with your credit score you should be able to get a loan. I have been able to give out loans with scores as low as 580 so you should be in the clear. Also, keep in mind that your ability to obtain a loan also depends on other factors as well including your credit scores, assets, liabilities, debt, income, down payment, employment, etc. If all of these are in line you should have a decent shot with the right lenders. I looked on-line through several websites and it shows that the property is not currently for sale, I went a step further to see if it is a bank owned property and per the tax records it is not. I hope this answers your question and good luck on the home search :-)
Hi Melissa, typically with cash only sales the property more than likely will not be able to obtain financing because of the condition and/or so forth. Sometimes there could be other issues with the property as well. This is a property that I would highly recommend getting an inspection done. You should be happy that you had 10 showings in a short period of time. Now the question is what did the buyers that looked at your home think of it in regards to price, condition, location & floor plan? Finding out those answers will help you to determine which areas of your listing you have to change to entice an offer.
You might want to consider offering a buyers home warranty, or offering a credit towards closing costs rather than offering to pay their mortgage for the 1st few months. You may also want to give the interior of your home a once over look to see if there is anything you can do to make it more attractive & spacious looking: fresh paint, rearrange furniture, declutter, any needed minor repairs.That would attract more buyers for sure.... more
