The other thing to consider is buying a HUD-owned home with that FHA mortgage if your husband can qualify. The full 3.5% down may or may not be required on HUD-owned properties since they are advertised as $100 down to borrowers who use an FHA mortgage. But please be mindful that overbidding is rampant given the limited housing inventory and any amount bid over list price will have to be brought to settlement along with the upfront mortgage insurance premium and the funds to set up the repair escrow should it be required.

No, down payment assistance programs look at the overall household in addition to the specific borrower. Sicne you currently own a home, that would not be possible. If you have a 3.5% down payment, he might be able to obtain an FHA mortgage in his name.

I am located in the Hiram/Douglasville market. Your question is somewhat difficult to answer because there are so many factors that go into properly putting a value on a tract of raw land.

Depending on whether the land is on an easement, possibly has commercial potential, has paved road frontage, has any portion of it in a flood plain, has access to county water and other utilities, etc. all play a big part in what a piece of land is actually worth. It would certainly be on a case by case basis with the biggest factor of course being exactly where the land happens to be located in Hiram or Douglasville.

Generally speaking, this would be an excellent time to buy a piece of land because the value overall per acre is the lowest I have seen in many years. You could expect to get a really good deal right now on some land as compared to the prices that we were seeing 8-10 years ago.

Please call or e-mail me so I can help you identify some suitable land for you and then I can help you determine the current market value of each tract you are interested in based on it's individual characteristics.

I repeat, get a qualified agent to assist you.

I had a buyer that was looking at a home in this neighborhood a few weeks ago. It was a two story foreclosure with a finished basement (the only 2 story in the neighborhood currently for sale). It needed some TLC, but was priced pretty good at $134,900. It was actually one that they keep on their list for awhile, but decided on another home. This home was really large and had a lot of usually space and a great lot. Of the other homes on the market in that neighborhood, there are 4 split levels and 1 Ranch (the other foreclosure).
