1. Any HOA fees?
2. Or any fees like it?
3. Flood insurance?
4. Regular insurance?
5. An estimation of heating, cooling, water and sewer, special car tags, etc.
I know you can't give exact figures without the property, I just want some round numbers to make our decision
whether or not to buy.
A monthly fee of $250 is completely different than the $650 a month fees.
We will probably be paying cash so we want to see what we will be paying a month?

We call HOA Fee's POA Fee's Whatever you call the they are annual Fee's for owning a condo or a home in Palmetto Dunes.
There is a monthly Fee for condo's we call the villa's and the monthly Fee is called a Regime Fee and they very quite a bit depending on the size of the villa, the number of villa's in the complex and the age of the villa's in the complex and also what is included or covered in the Fee.
According to the MLS listing the owner says the Fee is $333.00 a month which is average for a 2 bedroom villa in a Plantation.

Ghetto is a strong word, however it is not the best location. It is better then in the past.
On Hilton Head Island location and how you can use it helps determine its value.

Yes Dogs are allowed and as Eric said below this complex is nice however it is more located for
residential use or second home use then vacation rental. When looking for a place for you and your family ? The first question to ask is how are you going to use your place here?
Vacation rental, second home, or residential use.
To help figure that out you need a local experienced Realtor, one who knows the market and what complexes rent well if you are looking for a rental.
Also when looking at villa's what we call condo's make sure you find out what the monthly Regime Fee is and does it include insurance or if that is extra. Either I or either of the two experienced Realtors below can help you make a wise and informed decision.
