However the option list varies according to floor plans. What floor plan are you looking at ?

Hi Flowergirl,

i understand that it cam be intimidating to speak with a lenser but it is not as bad as all the media makes it sound. You can have a conversation with a lender without cost or obligation and you owe it to yourself to explore your options.

If you are looking for an idea of how they make decisions; there are guidelines that lenders use to qualify you.

They look at your income and the stability thereof. They look into your debt, your assets, and they look into your credit history.

As an average rule of thumb, (and it varies from lender to lender) they require that the sum of your principal, interest, taxes, insurance, and property owners association fees equal somewhere around 28% of your sustainable monthly income or 36 to 40% of your monthly income minus your monthly debt, whichever is less. Some lenders will go up as far as 45% or more but that is on a case by case basis.

That said, many lenders have special programs for retirees and again, its best to speak with a trustworthy lender to explore your options.

There has never been a better time for rates. You can fix your housing costs for a very long time with a mortgage. Don't let your hindsight be 20/20 -

My best advice is to rent a condo in HHI Resort for 2 weeks. This will give YOU the experience of living in this resort, and also the opportunity to look around at other condos in the area. It's all about your price point and your lifestyle when living here. If you can afford a $120k condo, you may not be comfortable owning a $60k condo.

Both alternatives have pros and cons.

There has never been a better time to buy property. Prices have stabilized, interest rates are the lowest in history and there is a good selection available.

When you buy a property you grow roots, get to know your neighbors, improvements you make are make for your benefit, you make the decision on how long you want to own it and when you sell you will hopefully make a profit to enhance your wealth. .

With owning a property comes the responsibility for maintenance and repair.

With renting you don't worry about maintenance or repair and overall you have less responsibility. You are also always at the whim of the owner if they won't fix things or if they decide they want to sell.

You also may want to compare the costs of each and which one is more affordable for you.

At the end of the day it is a matter of what you can afford and the lifestyle you want for yourselves.

My best guess is that someone input the listing and never withdrew it when it sold.

I have looked it up on our MLS and know whose listing it was. I have sent an email to him asking him to see if he can log into his account and remove it.

Unfortunately this tends to be the case on many sites that aren't the direct sites of local a local MLS.
