Hillsdale is a charming town with a nice town center and park, as well as shopping nearby.
It is near the Garden State Parkway and Route 17 but still a quiet town as far as traffic and other noise levels are concerned.
It has excellent commuting to NYC, Newark, Hoboken and Jersey City via train and (for some of them) by bus too.
Prices are reasonable too by Bergen County standards.
Prices are expected to go up about 4.4% this year so get in while you can.

Ridgewood is more crowded and more expensive so you get less house for your money (not to say that it isn't a charming town though).

Oakland is not a convenient commuter town since there is no train station.

Westwood is somewhat of a step down from Hillsdale with no benefits in return.

I am not familiar with rental prices in Hillsdale, but I will tell you this much, here in Morris and Sussex Counties home prices have gone down and rental prices have gone up. It is almost as affordable now to rent as to own. of course one needs to qualify for a mortgage and have something of a down payment saved, but right now, in general, home prices and interest rates are so low it really makes sense to at least look into buying.

I would be happy to put you in touch with a good lender. At least that way you would know what you could qualify for and afford to pay as a monthly mortgage payment. Then you can compare that number to rental prices and investigate the size and condition of homes for sale in your price range.

I can only speak for Ridgewood and surrounding communities.

While sq. footage is a factor, I would also strongly consider the comp homes SOLD [not for sale]. When viewing these comp homes look for similarities in location [busy or quiet street], new and updated kitchens and baths, lot sizes, style of home and proximaty to town, schools and commute. Your agent can furnish you with this info.
Again, in Ridgewood, we also use the tax assessed figure to arrive at a fair market value since we are assessed at 99.9% of CMV. [Current Market Value]. This is not the final word on value. Go will above first.

Definitely read your agreement over carefully. Your agent may even have ability to charge you a full month's rent per gareement you signed. Whats more is that you may have been required to refer to her any prospective tenants. If these are the case suggest you pay her the half fee but have her put paperwork together to be certain you dont violate any laws. (ie get the security deposit properly made and tenant notified ...) If you are paying for the realtor's service make certain you get as much as you can. (inspections, records, credit reports...) ... more
