Land prices can be all over the place and will depend on area and whether its already been cleared, perk tested and what its been zoned for. I'm not so sure you can get a average selling price unless you can provide a specific area you are searching for and even then, I send two pieces of similar land close to each other be way different depending upon the seller. ... more

Another thing that can cause a discrepancy is older property surveys were done to the center of the road ,now they are usually surveyed to the right away of the road. The right away off the road could have increased from 50 or 60 feet to 100'. That happens often which takes away more acres from your land. Also the road may have totally changed from long ago. Tax records are not always correct either. The deed may say 1 acre but exceptions may have been sold out. Surveys are always the best way to determine the reason. Look online at your local GIS site and Register of Deeds for a map reference ... more
