And if they're only showing you their own listings....that is a huge red flag to me. This tells me your agent is wanting to "double end" the deal -- be a transaction broker and facilitate the deal for both buyer and seller. That agent is NOT looking out for your best interests by not showing you everything that's available. Keep in mind with your agent's listings -- he /she is representing the SELLER. Not you. We would love to see you land in Highlands Ranch. We moved there in 1989 and think it is the best place to raise a family in all of Colorado. It was founded in 1981 and is a young community on 22,000 acres with a population of about 95,000. Approximately 60% of H.R. is always going to be permanent open space, greenbelt areas with about 50 miles of interconnected biking/ hiking trails. There are 4 major recreation centers there, all first class pools (indoor & outdoor), tennis courts, weight rooms, aerobics, gyms, climbing wall!, racquetball courts and every imaginable class to take. Everyone that lives in H.R. is an automatic member so the cost is very low ($45 / mo.). I think you should bring your workout equipment but you will find yourself going to the gyms there.

There are gorgeous mountain views but they come with a premium. More than 35% of the streets are private cul-de-sacs. Everything you will need is in H.R. - movies, restaurants, libraries, parks and Douglas County schools are all rated very good to excellent.

Our favorite senior rental complex is Lincoln Meadows. It is actually in Parker, by the Wildlife Experience, but it is very close to Highlands Ranch. The rooms are spacious and beautiful, and the food is fabulous. The staff is friendly and obviously happy in their work environment. This is strictly rental with no ownership, so there is no hefty deposit as in ownership scenarios. Go for a visit. They will give you a free meal and be happy to show you their facilities!
They have movie nights on Friday and Sat. with current movies on one night and old classics on the other (complete with popcorn)
They serve warm chocolate chip cookies in the afternoons.
There is a well-stocked library and a computer center.
Garages are available for rent, also.

If you want ownership, there is a group of active adult home in The Villages, Glen Eagles Village, etc. These are on the east side, close to Quebec in the zip code of 80130.

For senior "dormitory" living with ownership, there is the Erickson Center on the west side and the V near 470 and University.

Sky Ridge Medical Center is an excellent facility. Since the hospital and medical practices opened, it is our facility of choice for emergency, general and specialty care.

I’ve lived in South Denver for over 12 years now, and have my Colorado Real Estate license for about 10 years. I currently reside in Highlands Ranch, 80130, but have also lived in the neighboring cities of Castle Pines North and Centennial, both of which have beautiful neighborhoods and homes in your price range and within minutes to Sky Ridge. I’ve helped various clients look for homes homes in all of the South Denver cities and am extremely familiar with the area.

Lone Tree and all of the neighboring cities, like Castle Pines North, Highlands Ranch, and Parker have top-notch schools, public, charter and private. All of these areas are centered on family, with in my opinion, Highlands Ranch being at the top of that list. Highlands Ranch is suburbia at its best and has some of the most spectacular mountain views on the Front Range. In your price range, as opposed to areas closer to Downtown, you’ll get more square footage, three-car minimum garage, likely mountain views (in Highlands Ranch, Castle Pines, or possibly Lone Tree) or golf-course location (mostly Castle Pines and Lone Tree).

Without talking to you about what you specifically are looking for in a neighborhood and home and what matters most, it is difficult to say which is best. Timing will likely also come into play. Also, is possible that school may dictate location?

If you have not already found an agent to work with, it would be my pleasure to talk with you and your wife to determine what specific neighborhoods may suit you best and the most important home features for you and your family.

I saw a foreclosure property with a wood flooring in the basement. Something looked odd so I pulled up one of the bad boards and found a lake. They had a leak somewhere and it was all collecting down there...... I stuck my camera in the hole and, yes, it was totally flooded.
