UpNest Top Realtors answered:
Hi Jon,

The only way to get your home listed on Trulia is to have it listed on the MLS. Only agents have access, so hiring an agent is the easiest way, but you could also pay for what's called a flat fee listing service if you want to sell by owner (generally not a good idea).

We created UpNest (http://www.upnest.com) to help home sellers get the best value possible. All you have to do is submit a few details about your home, and we'll invite several top local agents to submit proposals to you.

Since agents are competing to earn your listing, they bring out their best commission rates and value added services, saving you a lot of money. There's no risk to try us at all, and it's completely free for you.

Good luck!

And if they're only showing you their own listings....that is a huge red flag to me. This tells me your agent is wanting to "double end" the deal -- be a transaction broker and facilitate the deal for both buyer and seller. That agent is NOT looking out for your best interests by not showing you everything that's available. Keep in mind with your agent's listings -- he /she is representing the SELLER. Not you. If you haven't signed a buyer agency agreement yet with him/her, then you may want to look for another agent. ... more

You can visit www.HomeFair.com and click on the city reports section for in-depth crime stats and area demographics. Another option would be www.SpotCrime.com and www.CrimeReports.com

We would love to see you land in Highlands Ranch. We moved there in 1989 and think it is the best place to raise a family in all of Colorado. It was founded in 1981 and is a young community on 22,000 acres with a population of about 95,000. Approximately 60% of H.R. is always going to be permanent open space, greenbelt areas with about 50 miles of interconnected biking/ hiking trails. There are 4 major recreation centers there, all first class pools (indoor & outdoor), tennis courts, weight rooms, aerobics, gyms, climbing wall!, racquetball courts and every imaginable class to take. Everyone that lives in H.R. is an automatic member so the cost is very low ($45 / mo.). I think you should bring your workout equipment but you will find yourself going to the gyms there.

There are gorgeous mountain views but they come with a premium. More than 35% of the streets are private cul-de-sacs. Everything you will need is in H.R. - movies, restaurants, libraries, parks and Douglas County schools are all rated very good to excellent.

Our favorite senior rental complex is Lincoln Meadows. It is actually in Parker, by the Wildlife Experience, but it is very close to Highlands Ranch. The rooms are spacious and beautiful, and the food is fabulous. The staff is friendly and obviously happy in their work environment. This is strictly rental with no ownership, so there is no hefty deposit as in ownership scenarios. Go for a visit. They will give you a free meal and be happy to show you their facilities!
They have movie nights on Friday and Sat. with current movies on one night and old classics on the other (complete with popcorn)
They serve warm chocolate chip cookies in the afternoons.
There is a well-stocked library and a computer center.
Garages are available for rent, also.

If you want ownership, there is a group of active adult home in The Villages, Glen Eagles Village, etc. These are on the east side, close to Quebec in the zip code of 80130.

For senior "dormitory" living with ownership, there is the Erickson Center on the west side and the V near 470 and University.

You won't go wrong in any price range and in any area of Highlands Ranch! We have been working in Highlands Ranch since 1989. Highlands Ranch is an area where people are trying to be the best they can be, and they seem to be very "kid-centric".

You won't meet a nicer bunch of people than in Highlands Ranch! We tease that if you're not nice, Highlands Ranch won't be for you!

The Rec Centers are all different and are all well-maintained! For example, the Westridge center has in-line hockey, and the Southridge center has a lazy river. For only about $45/month, the whole family has access to all 4 centers. There are constant activities, classes, etc.

Both areas have excellent schools, so whichever area you can find a rental would be great. Rentals are rather hard to come by, so you have to be ready to make a quick decision. It would be good to have a rental application filled out and ready to submit to your prospective landlord. It is also good to have a personal resume on you and your family to give the landlord a snapshot of your family to add some human interest and to set you apart.

You will be priced out of Highlands Ranch. Most areas of Parker are nice, personally I'd avoid Cottonwood (lived there 4 years) but still there are nice homes too.
