Tracy,
We have a few subdivisions where power lines run through the area. Many Realtors note that a home backs up to the power lines. Many Buyers feel that the power lines emit unseen electricity into the air causing cancer. It can decrease the home sale price in our area up to $20,000 - $50,000.
I would recommend researching if there are any negative impacts on the environment or people. If the claim is unsubstantiated, print the info and leave it by your marketing material for Buyers to read and become educated.

Jeff,
We have had a very unusual market in Highland Park this year. It started off going strong, then slowed down, picked up again May - July but, due to the school year starting soon, the activity has dropped.
Our market is cyclical and tends to follow major Holidays and events.
According to the Multiple Listing Service (MLS), generally 16 - 18 appointments on the home prior to an offer being submitted.
Wish I had better news but, be patient.

There are plenty of agents out there and they are not all created equal. We are all independent contractors, so interview your agent. Most contracts will have language to address how to handle cancellation.

It depends on the broker and how they list the home. I've seen many small companies show up just fine, but others don't show up at all. Being with Coldwell Banker, all of our home listings go on the major sites. Check with whomever you interview to list your house.

Charlie - The homes on Trulia are actually for SALE. Unlike Zillow where they post estimated values based on the information in public records and then people can go in and update the information which will change the value. But the homes are not necessarily for sale on that site.

If you want to list your home for sale, I would be happy to help you out. The first step is a personal visit to your home so that I can learn about the unique features of your home. Then I prepare a detailed market analysis and a custom marketing plan for you. Feel free to contact me for more information.

Nancy Karp answered:
If an appealing downtown area is important to you, as you mention in your question, then Highland Park is a terrific choice. As you travel North from Chicago, Evanston has the largest downtown, followed by Highland Park (I don't like that fact that you have to pay to park in Evanston's downtown). But there are other factors to consider as you search among the various communities on the North Shore. I have lived on the North Shore my entire life and there are so many opportunities to consider.

Each community along the North Shore has a different look and feel. If you have children, you may want to check out the schools (they are all fairly top notch) to see if they have the types of programs or facilities that you want/need. Evanston, Wilmette and Glencoe have nicer beaches than Highland Park, while Highland Park is the home of Ravinia Music Festival.

Highland Park tends to have more homes available in every price range than Willmette and Glencoe. On the flip side, real estate taxes tend to be higher in Highland Park.

Other things to consider, depending on the age of your children, are things like day care, places of worship, before/after school care, park district facilities and programs, etc. There are links to all of the North Shore communities on my blog, and I also have a link to a web site that gives you test scores for the various schools. So you can get one-stop shopping for everything you want to know about the North Shore.
