Ibis, I'm a little confused by the question. Most of Hialeah consists of older single family homes, with some condos and townhomes, particularly in the newer sections. The market here in Miami is dominated by foreign buyers, most of whom pay cash. Our market also is much more reflective of the political stability of South America rather than the economics of the United State. If you think that countries like Venezuela and Brazil will become more politically stable over the next 2 years, then you should expect that prices will begin to stagnate. However, if there is instability prices here will continue to skyrocket, as the wealthy from those countries seek to have a place of refuge if they face criminal or political problems at home.

First HOA mean Home Owner Association.

These fees are non negotiable. They are set by the HOA board and every home owner who lives in the community pays these fees.

Regarding this Palm Springs North property the fee is paid once a year.
