Melissa. If by foreclosure you mean, a recorded lien or other public record document, then definitely the seller knew, the agent should have known, and the title company had to have known. There is no way around this. When you say you signed a "foreclosure paper", what was this document exactly?, because a lot would depend on this. Now I hope the lender was paid off at closing and you received clear title. This, in my opinion, should be your most important question to the title agent. If somehow you bought the property "subject to" the existing mortgage, and the lender did not get paid off, this is a huge deal and I would definitely consult a real estate litigation attorney asap. The 240 Volts, and other physical considerations are separate from title and should have been addressed during the inspection period. Did your agent inform you that there is usually a contract period during which you can inspect a property, and possibly cancel the deal if it doesn't meet your expectations? Did you order an inspection? Best of luck! ... more

There are quite a few programs that would help you to purchase a property with as low as 3.5% (FHA) and 3% DownPayment (My Community). If it is credit issues, there are several of non profit agencies that could help you to fix your credit, if there are items that can be fixed.
Best,

You must have just watched a late night seminar, eh? Nottrying to throw cold water on you but do a lot of research. The interest rate paid on these is different in each county of each state, I believe. That said, its not as simple as just paying back taxes then waiting to get the property. You will most likely have that scenario on strange pieces of land that no one wants, condemned real estate, etc. Good luck though, there are pearls to be found. ... more

Perhaps you should consider the expense to hire an attorney to initiate a legal action against the seller. It will exceed the $2,000 you are out of pocket in very short order. Probably not worth the expense.

Also, contact the water company and ask for a credit for the portion of the bill that is for sewage use. Since they know about the leak, they should be willing to credit you back at least some of that portion of the total bill.
