Hi Bill,

Heritage Pines is an Active Adult Community. At least one residence must be 55. The HOA fees include landscape maintenance which is lawn, bushes, fertilizing, and seeding. HOA dues are $179/Mo.They do have a great clubhouse that is used for many of the activities they hold for the residents. There is another adult community called Del Webb that has indoor pool, and a fantastic activity center. Hi Bill.

The speed on these tracks is limited to 15 MPH because of the age and design of the railbed. Trains use this spur to deliver freight to businesses, several days per week.

In addition to the number of trains, I always recommend looking at the nearest grade crossing when evaluating railroad situations. Those are spots where the engineer is required to sound a warning signal (consisting of two long blasts , one short, and another long).

For 105 Cypress Creek Court, the nearest such crossing is 2,350 feet to the north. You will hear it, but infrequently. I have helped several buyers purchase homes along this rail line, and train activity has not been an issue.

Best regards,

Bill,

That listing is on the side that is on the Green Hope High School side so there are lights and sometime you can hear the band. I have listed homes on Knotts Valley and do have one coming up in the cul-de-sac at the beginning of April on the side that doesn't back to the school.

For more information view my profile on 55places.com.

Regards,

Tracy
