Evidently the market is telling you that the house is worth less than you expected ... and you will have to bring more than $20K to closing.

The other thing is, to get the best deal, I hope you aren't living in the house while it is being shown. (No kids or evidence of kids at a showing). You should be out of the house with only furniture left to stage the house. You should be selling a dream to get top dollar. ... more

I have not added it myself, but as a realtor I have edited them once the information was fed from the local MLS. Below is a brief article from 6/30/15 that indicates you cannot list a FSBO, so I'm not entirely sure here.

If you haven't posted it on Zillow, you might try that. It seems to be pretty easy to list your home FSBO on that site, and it recently bought Trulia out. I hope that helps, at least a little. Let me know if I might be able to help with something else, and good lucky on the sale of your home!!

No grandfather clause.. perhaps you can look at incorporating your water and creating a private water company.. not sure what that would take but I am sure it won't be easy.

You could put Mickey Mouse on the loan Annette, but that doesn’t mean the VA will guarantee the loan. I am pretty sure only the vet and his wife are eligible for a VA loan guarantee. Google “VA co-borrower” and see if you agree. Like I said, I am not a VA expert, but I have asked the VA to approve a child co-borrower before and the answer was no. ... more
