While our area is recovering like much of the country, some price ranges are recovering faster than others. To answer your question professionally, it is important to drill down to the type of home, condo, or lot you are considering buying or selling and the price range. In 2012, seven single family homes sold with $370,000 being the lowest and $660,000 being the highest. The average sales price this year is $541,000. In 2011 eleven homes sold, two of which were for more than 1.4 million. The average sales price for 2011 was $670,790. If you calculate average sales price without the two sales over 1.4m in 2011 the average sales price is $487,100.
