As a former realtor, you need to learn that landlords / property managers have insurance policies that will NOT cover liability for pets - especially specific breeds of dogs. It has nothing to do with how well trained your dog is. It has to do with liability issues and what their insurance policy covers and does not cover.

What you CAN DO: Contact several insurance companies and ask about pet insurance for a rental. Shop around to compare rates. Unfortunately, you will need to pay the premiums. Then once your pet is insured for liability and damage, landlords will accept you. You may also need a Good Canine Certificate.

Beware: Pet insurance especially for specific dog breeds like Rottweilers is very expensive. You need to prepare yourself if you get sued because in a rental, you might.

It will depend on what is on your credit as to whether the property manager or home owner will allow it. Typically they want to see that you pay your rent, meaning you do not have evictions or judgements from past landlords.

If you have a difficult scenario it is best to be upfront with them and see if your scenario will even be considered prior to spending money on application fees etc.

We have an on staff tax attorney who can answer questions regarding LLC and tax issues and a venture capitalist who adds his opinion on investment strategy, price of property and return.

No it does not mean no pets. it typically means the agent forgot to complete that section of the listing.

Let me know if you're in need of a rental and in what area and I can see if I have anything available.

Another thought, most rental companies provide a thorough background of the tenant for the landlord/home owner. Credit scores, a criminal background check, and proof of financial stability are the backbone of this process. If your credit scores negate your ability to rent via this facet, you could always look other sites, such as VRBO, Home Away, etc. With those sites, you can often deal with the home owner directly.

Fortunately, there are properties that meet your criteria and a local professional can help with your search. This is the best time of the year for a pool. If renting, do remember to speak with your agent about including pool service at the expense of the landlord or within the contract, if possible. Grass backyards are not abundant, so if not in your search, consider living near a green space, like a park.
