The buyers hired an inspector who informed me within 20 minutes that my domestic plumbing and radiant heat system were both piped with Kitec. It is a very nice community. Well kept and maintained. It's abut removed from the strip. Traffic permitting it is about a 15 minute drive. The problem is there is always traffic on the 215 beltway in that area and the commute to the airport and strip is closer to 25 minutes.

If the driving time doesn't bother you than it is truly a lovely area. I own a home in that area that I have had rented for sometime now. The tenants love the area and want to stay for a while as they have children and they've told me they feel safe in that particular part of town.

Property taxes in Nevada are paid quarterly or 4 times per year. If you have a mortgage, it gets paid through your mortgage. If you own your home outright, the county treasurerâ€s office will send you bills. You have the option of paying by check or credit card, although you’ll pay an additional fee for using plastic.

MacDonald Ranch can offer an excellent standard of living, in addition to other communities and neighborhoods in Henderson and Las Vegas.

If you search 601-606 that covers Henderson and use 10,000 s.f. or larger lots, with a pool, and SFR priced at or under $325k you end up with 45 properties NOT under contract. Some are older some are newer in places like Anthem that have relatively high HOA fees so there are trade-offs when you are looking for your ideal home.

You really need to find an agent you can develop a rapport with and work with her/him to help you find a property. 18 months ago I would have killed for a buyer client; today I would rather have seller clients although most of my clients are currently buyers so if you accept my business model you work with the clients you have regardless of their status.

Numerous agents won't represent you unless you are purchasing a property of X value or they tack on a buyer premium ranging from $350-900 depending upon the brokerage. We don't charge those fees but you need to be aware of them if you are a consumer.

I just found a buyer client a condo for $62k that they purchased for $3k under list and it wasn't a short sale or REO so they are stoked. However I had to write 14 purchase agreements and had to look at another 15+ properties before we found the successful transaction.

So as a prospective client with any real estate representative you have to understand the frustrations they are going through along with you in the eratice/chaotic market that is Las Vegas.

I just checked the MLS for you - as of this time there are no Condo properties in all of Henderson that are currently for sale and fit your criteria ( There are no 3 bedroom under 50,000 and there are no 2+ bedroom units with a garage). To get what you want runs more. The 3 cheapest prices are 95,000, 109,900 and 189,995. There are 4 or 5 other properties that run from189,995 to 417,500. That is not to say that you cant find what you want in another part of town so, as was previoulsy suggested you should contact an agent and make arrangements with them to help you find a property that works for you. ... more

If you are willing buying a property in some area you have to consider the price to the rent ratio. For me and my clients buying the property is investment it is not simple home search, and it is not too many people who can understand the concept, and less who could explain.

I just moved to Henderson (adjacent to Las Vegas) and I love it! I have a beautiful view of the strip, there is always a nice breeze, people are so friendly and best of all it's a HAPPENING town! Locals get a lot of discounts on shows etc. and although I don't go the the strip often, it's fun to mix it up with the people there who come from all over the world to have fun. The neighborhoods are nice, and very family oriented with neighbors helping neighbors. The options here are amazing. I moved here from So.Cal. and I am so glad I did!!!
