Hi Ava,

The 89123 is actually Silverado Ranch which borders Green Valley. Very desirable area as well.

There a lot of Henderson zip codes. Some of the most popular are 89014 and 89012. The 89012 is actually Green Valley proper.

I own several properties throughout Henderson, Nevada and Las Vegas Nevada I also manage quite a few.

If you are considering a rent and or leased to own contract you must ensure you take steps as to protect your financial interest. Ive written many of them myself as have my business partners.

If you need assistance in this matter myself and my firm would be glad to assist.
We can write said contract of purchase, have it reviewed by our in house attorney, and even run the monthly accounting.

1. Writing the lease to own contract consist of a clearly spelled out lease to own agreement that is current with Nevada Revised Statues.

2. Our in house attorney will review the lease to own contract, all of the respective addendums, and coordinate the signing with both you and the seller in the presence of him, myself, the realtor, and a notary.

3. A public record of said transaction will be recorded.

4.A monthly accounting can be performed. This is that you will make the payments directly to our firm, they are noted, a monthly statement balance sheet is created that includes monthly operating cost such as property repairs etc. At the end of each year an annual statement is also prepared along with the respective IRS documents.

5 Said statement is also provided to the owner and or seller of said property.

Whether you use us or someone else I do not recommend doing this on your own unless you have transacted this sort of business before. A lot of money is on the table and everything is really friendly until the market goes up and or down and one if not both of the parties financial interest changes. It simply serves to legally enforce your contract.
