Absolutely not. What you can do though is use a first time buyers program to purchase another home. Since you were deeded onto your now wife's property it is not considered a sale.

Conventional is 4 years after short sale or deed in lieu. With as little as 5% down. Fannie removed ltv restrictions on 8/16/2014.

Keep in mind, if you had a foreclosure the waiting period is 7 years for conventional (unless you also had a BK and the property was not re affirmed, then it is 4 years from discharge date).

Anthem or Green Valley are both great investment areas, There are advantages to both. Green Valley offers more for the younger renter with freeway and airport acess.
Anthem is more family oriented and may give you a long term renter for your investment. ... more

Currently there are three town homes for sale in Sun City Anthem. As has been described before, we usually call these patio homes. The association is responsible for maintaining anything outside the courtyards.

If you keep this link as one of your favorites, it updates every morning automatically so you can see if anything new has been listed.

Have you also considered Sun City MacDonald Ranch? Just in case, here is a link to the one town home for sale there as well:

Myra Gouger is right about the location of the only adult restricted gated community within the city of Henderson. I've attached a link below to show you the location.

It's ideal for it is right across the street from the awesome main club house of the community. As of today, there are 3 houses on the market. They are 250K to 299K and from 2086sf to 2190sf. I have this search already saved for other clients, I can update you automatically as new come on the market. Let me know.


P.S. There are a few great communities without the gate in Sun City as well where the access is through one ot streets only and traffic is limited. Just a thought to open some options for you.

1. I assume that you have a Realtor under contract. Ask your Realtor, if he does not know, ask their Broker.
2. If you are selling without professional representation, then contact an attorney who is experienced with Real estate matters.

In most cases if a seller cancels escrow there will be damages to pay. Put yourself in the shoes of the buyer. What would you expect?
