I lived in Henderson/Oxford area for over 10 yrs, but from NJ. Very limited jobs there,and jobs that are available,that pay a decent livable wage,you will have to commute for. I no longer live there as the public schools in Vance County are marginal at best. The one Charter School they have, works like a lottery and only goes up to eighth grade.
If you want good schools and jobs that pay decent wage,look to Wake Forest/Raleigh area. Rolesville is a really good area,close to everything, but still rural and quaint. You will have to deal with year round-track out schools possibly,but its a give and take situation.

I am a little further west and at the base of the Smokey Mountains! My office is between Waynesville and Maggie Valley. We have easy access to Hwy 40 and are 30 mins to Asheville, 90 mins to Gatlinburg, and 3 hrs to Atlanta. Very convenient to wherever you want to go!
I live in the mountains! The views are wonderful! Waynesville and Maggie Valley provide just about everything you need and what you can't find you will find in Asheville!
I moved to Maggie Valley in 1999 and built our permanent home here. I can't imagine living anywhere else.

There is absolutely no way of giving you a credible answer related to your question. I would advise speaking with a few seller agents in your area and pick one to assist with your property. As far as length of contract and service, you decide how long to list with a specific agent, 2-3-4-6 months. You will be responsible in ensuring your choosen agent works up to your expectations or agreed upon services during the listing phase. Please do not settle for anything less than great services---too often sellers and buyers get short-changed by choosing the wrong agent or not making their expectations clear from the beginning. Yes. When you write a check for the downpayment, the amount comes right off the top of the purchase price. Reducing what you owe. The balance is then usually borrowed from a bank. The bank has fee's for loaning you the money. The fee's are many! They will charge for their due diligence and paperwork as well as c redit report, survey, and processing. You will also find out that you need Title Insurance and Homeowners insurance. These items are also charged seperatly. We call this a "Good Faith Estimate" Your bank or lender is required to give you a break down of all the costs related to your purchase (that has nothing to do with the cost of your home) You will need to pay these additional costs at the time of closing.

Some loans can be arranged to put these fees into the loan, allowing you to finance them if you don't have the extra money. Yet another idea is to ask the seller during negotiations if they would contribute a dollar amount towards your closing costs. Find a great Realtor in your community to guide you. They will be a great resource for you.
