Its actually located in a heavy traffic area. Also heavy foot traffic. The area I know isn't desirable, I would suggest low-balling an offer.

Please be advised that the closest Elementary School is Bautista Creek, for Junior High it is Acacia, and for High school it is Hemet High.

Hope this helps and please let us know if we may further assist you with your real estate needs.

I just came across this old question and I'm a little surprised you didn't get any answers. That may be because it didn't give any specifics about what area you were asking about and exactly what you were wanting to know. Are you referring to safety? And I assume it is in reference to Hemet.

First of all, no city is completely 100% safe and you always have to be on your guard.

But don't just take it from me, Ray the Realtor. I spent several years as a Deputy Sheriff in Fontana, Rialto, Bloomington, & Rancho Cucamonga & then more as a Police Officer in Pomona. When it comes to gangs and crime, I've seen it all. When I take buyers out to show homes, the things I look for that many don't notice are the telltale signs of crime. Many times, when buying a home, the excitement can block your view of things that I notice right away. And I use my particular set of skills, education, expertise and experience to help my clients find the right place to live.

Take a drive around at different times of the day and night and on weekends, especially Friday and Saturday nights. Go to the police station and ask to speak with the officer that handles that beat during swing shift. He or she can give you far more insight than anyone else here.

Also, take a look at the following website for more detailed info on crime in this and any other area you may be interested in:

Good luck!

Are you referring to the California Standards Test? As in education/school tests?

St. John's gives the Iowa Basic norm-referenced test. As a private school, it is not required to take the CA STAR test. It is difficult to compare to the school to public school. The STAR uses a formula to combine ALL the student scores in grade 2-5 who attend the school, then determine a Academic Performance Index score, which can be compared to other public schools. The STAR also "levels the field" between schools by measuring "demographic" data (ethnicity, income level, parent education level, second language level, special education, etc.) The Iowa provides a score for each student as s/he compares with others of the same age who took the test. The school may be able to combine the scores of individual student to show an average score among a grade level or school. ... more
