This could have been addressed when interviewing which Realtor to use in the beginning. You should have a list of all the important and hard to ask question when interviewing agents for the job of selling your home. Ask them to provide you with at least 3 references of past clients and go over those issues with their references. You can weed out the bad agents by asking the right questions and doing a little research before you hire them. Don't just choose the one who's sold the most homes. Check out sites like where agents compete for your business by presenting their marketing plan, communication method, past clients for verification and estimated sales price of your home all before you reveal any of your contact information. A forensic appraisal woud be the most accurate. Data does exist that far back in both hard copy and digital format. Not all appraisers will be able/willing to do this and farm land does require experience in that type. Is it in Act 319 or Agricultural preservation?

Or will it be purely an investment that you will rent out to someone else. If you are going to live in the property alone than 2 bedrooms should be adequate; however many people buy homes with no les than 3 bedrooms and therefore when the time comes to resell it may take longer. I have lived in Hellertown for close to 30 years and the playground you are thinking of was the Reinhard School playground. The wood structure needed repairs and when the school district built the new schools a few blocks away it was decided that the playground was a costly liability. So to answer your question...No (my kids played on it and were a bit upset) it was knocked down. The Borough of Hellertown has added new equipment the park on Constitution Ave. across the street from the library (which has PA Access) and the schools have new equipment to play on if you come for a visit. When heavy rain from a hurricane came a few years ago flooding from the golf course took out the pump house at the pool, so the pool has been renovated too.

Hellertown is a nice area. It tends to be a little bit rural- small townish but it's nice. I guess a lot depends on what you are looking for. It is close to route 78 which is a quick commute to New York or Harrisburg. It has some nice Parks within a short drive away like Nockamixon State Park.
