If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment you are looking to achieve you can be emailed listings to study and compare. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You will need to be pre-approved to be able to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program from a minimum 640 fico score up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

If your fico scores are low your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

Hello M-simms, the inventory is quite low currently and the rentals start from $1,150 for 2bd 1ba townhome and $1,350 for 3bd 2ba single family home. The purchase start from 70k for 2bd 1ba single family home and an REO single family home from $81,900 which is as low as $410 down payment with a minimum 580 fico score.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

Hello Carlene,
Welcome to Silver Lakes Resort (Helendale). Ft Irwin is about an hour and change from Helendale (depending on how far you are from the main gate). I have been blessed to work with our Military families locating "home" in Silver Lakes. As I understand, there are car pools from here to Ft Irwin, as there are many who choose to live here and enjoy our life style, when work hours are over.

Gratefully,

This is not unusual, especially if the property already has an accepted offer on it. It is not kind to others not to respond, but sad to say, some don't. If I were the agent, I would now contact the office manager or Broker over the agent. Good luck to you on your next offer! Duretta ... more

Herb, the home is a short sale. The listing agent said the trustee's sale was set for 9.28.11, but it was postponed....for how long he doesn't know. The first buyer pulled his offer so the agent is looking for another buyer. This may be a very slim chance of ever being successful, with it having gone on so long. The listing has been posted on Trulia for 333 days. Over a year.

So, yes,it is available right now.

Hi Todd,

My partner and I both list and sell foreclosed properties and each time there has been a tenant we have offered them a "cash for keys" incentive to leave the property in move-in condition. Not all banks agree to this though and a representative from the bank probably won't contact you until the home has been foreclosed on. Once they do, you actually have 60 days to move out, however, should the bank offer you money the 60 days are waived and you accept to move out within a reasonable timeframe. I suggest just starting to find for a different place and once the bank approaches you ask for the move-out assistance. Good luck!

P.S. You could also stop renting and BUY a house! There are a lot of properties under $100,000
