Rezoning has taken place everywhere, your lender should be able to help you determine what happened there or the Title company for answers.

Had the prospects made a offer with a buy sell agreement ? Asking for a substantial earnest money deposit would at least let you know if they had some money. The other would be to ask for a bank approval letter. Although, many of those don't carry much water either. It's very frustrating. ... more

Hi pdkumli,

The VA hospital is located on Fort Harrison, which is approximately 3 miles west of Helena. Here is a link to VA Montana Healthcare System for some further information. You may want to contact the Patient Advocate to receive more specific information.

Also, the Veterans Benefits Administration Regional Office is located on Fort Harrison as well, so if you have any questions regarding his VA service-connected benefits, there is a local office that is available.

I hope this information helps and if you have further questions, please don't hesitate to ask.

Thank you!

Not sure what community? Please give me a location. Some places in Helena have HOA fees but by in large most don't. If they do, they are generally very low. Where I live it is $160 a year.

Negotiate within reason- Most assume that the Banks will come down drastically on a foreclosure but they have had many BPO's and some have done appraisals to determine fair market value and so most Banks are pricing these homes well. Many people think that they will drop the price drastically but that is not likely. Most likely thet will reduce the price incrementally every month that the home is on the market and remains unsold. If you have reasonable expectations you can usually make a deal! ... more

Marie Souza Team answered:
Hi Maryanne - The best thing to do is either contact the utility companies in the area you are moving to, or contact an Agent who can give you a rough idea of costs. There are so many factors, that sometimes the best thing to do is find the property you are interested in & then request a year's copies if utilities from the Seller of the property. You can then calculate your utility costs from actual usage.
Hope this helps!
