Thanks Annette oh they are fully aware they just keep apologizing. This has now happened atleast a dozen times I guess for my own price of kind I'm hoping to install the privacy fence along their chain link to help the dogs not be able to see us outside playing. I thought that would help cut down in them trying to dig under. We have a civil relationship with the neighbors now I hate to ruin that by involving police. We bought this home and have lived here quite awhile nd don't plan on moving anytime soon. And I don't believe they will be either. ... more

Your options under these circumstances would be to find a Hard Money lender paying outrageous fees and rates for a short term loan and fix your credit in order to finance out of that loan, fix your credit and get a conventional loan, sell and cash out mom.
If you use the hard money loan, you'll have immediate relief but will have taken on more debt at higher rates and fees than you may be comfortable affording. A hard money lender is also called an equity lender. They don't base decisions as much on credit, as on securing a safe equity position in a house so that if/when you falter they can foreclose and be in a position to sell and make a profit. Hard money lenders can serve a valuable purpose for some situations, but don't be fooled that this is a solution without long term consequences.
You can go to work on your credit issues, dispute items which may be inaccurate on your report, pay down some balances which will free up available credit improving your scores and possibly qualify for a conventional loan, but this will take at least a few weeks and possibly a few months or longer depending on what your credit issues are.
Last option is to sell the house, cash out mom & move. If you do this, please fix your credit and don't be tempted to do anything impulsive. If your budget is not something you're good at managing, get some help before you do this and feel like you have money you really don’t. If you have good income, you should be able to manage your budget and avoid falling into bad credit again. I wish you the best.

There are several ways to dispute your taxes. The first thing that I do is make sure the property description is accurate. Get your appraisal out and make sure the home size is accurate. Look at the measurements. If your county has added your finished basement to the total Heated Square footage, they are wrong. FHA, FNMAE, Freddie Mac and the VA want these areas separate.
