The landscaping may be worth it if you are going to gain a lot of enjoyment from the greater use of your yards. It will always be a large factor in selling your home but, you may not get all that you put into it back in increased sale price. I just did a pretty major yard redo in the front, taking out the lawn and putting in drought tolerant plants. It looks great, the house has much better curb appeal and there is hardly any weekly maintenance. Be careful how much you spend if you are looking to recoup the money anytime soon.
I agree with your assessment of the neighborhood. With the drought a lot of folks are just letting their yards go. It is a hard choice, I say enjoyment first and then resale vale second.

Healdsburg is a wonderful community! We are surrounded by vineyards and mountains and are about 45 minutes from the Ocean and about an hour from San Francisco. It is a well established City and there's not much room for growth but there are plenty of young families and I am thankful every day that my family and I live in such beautiful part of the world.
Healdsburg is a very special place and I would encourage you to come and experience it!

I highly suggest you calling at least 3 different propane companies as I have had clients that have had the experience of a VERY wide range of prices for propane. Throw out a bigger net and see what you find.

Properties located close to the Healdsburg Plaza list at a premium. Powell Avenue has historically been the divider for walking distance to the Plaza. We have been trying to break that perception because there are areas north of town like Rosewood for example that have many excellent choices and is 1 mile to the Plaza.
I am hosting an open house at 216 Lorraine Ct on Sunday, July 4th from 12-3. Stop by, I will give you more information on the area.

Healdsburg is an old town made new in the last decade. It is imprinted by a rich history of Italian immigrants and refugees from the dust bowl settling into the fertile valleys of Dry Creek and Alexander and before them Pomo and Wappo indians. The landscape is punctuated by an urban 'mountain' to the east, free of visible homes for the most part, and the Russian River curving around it like a soft caress. The wine growing valleys border the town on all sides, and the unbroken lineage of agricultural roots underlies the celebration of food and wine that prevails here. People are friendly here, and the small and beloved Plaza in the center of town is a destination that brings us all together. The treescape is a interesting spectrum of mature palm trees, redwoods, orange trees. Because of the town's beauty, artists abound here. They all grow amicably here. As with any small town there are the showcase streets of grand homes that range from craftsmen to Victorian to uber-modern, but the heart and soul of the town are small, understated homes, perhaps with a surprisingly deep back yard and a great garden patch, and a system of alleys that take us back to other times. Though slightly provincial, it's just 70 miles to the Golden Gate Bridge and all the treasures of San Francisco.
On 4th of July, half the town ends up at the high school for fireworks, and the other half watches from their backyards or front porch, usually after a day of river fun, and maybe a barbecue. All strata of people live side by side her, harmoniously. It's got award winning bakeries, a friendly post office, two independent book stores, and all the wine you can drink. What more can you ask ?
