The Rental Mkt in San Marcos is crazy busy at the moment. Primarily driven by the student body of Texas State, a lot of property is being leased, sometimes sight unseen. Rental prices are super inflated due to the housing shortage for students. My advise to you is make sure you have your financial ducks in a row before you step into the Rental Mkt of the 78666. As a rule of thumb, I advise my clients to have 2.5 to 3 times their budget in reserves to cover their startup expenses such as application fees, deposits. administration, utilities, etc. Contrary to popular belief, Moving is NOT Free!
Thank you everyone for clarifying. It is disappointing that there are more photos of the river park than the actual property for sale. This misleads the buyer into thinking that it is a waterfront property. I suppose this is done to get more hits on the listing.... more
The change to Division 1 is huge and it doesn't have anything to do with football. The Texas legislature has made a commitment to Texas State in terms of funding and growth that is going to add 1,200 students a year for the foreseeable future. The change to Division 1 is only a part of this. As far a Division 1, Texas State will have more visitors to sporting events from larger cities. San Marcos is one of the best kept secretes in Texas and when more people realize what a beautiful place it is, values will increase. There are many factors that you have to consider when weighing your options. You need to first find out what your house is worth right now. (As an agent in the Buda area, I can do a CMA for you to determine this figure). How much do you owe? Will you have to come to the table with cash if you do try to sell today? The toll road is not so much of a factor as the market in Buda is. We are a very desirable community and home prices have stayed stable for the most part. We have excellent schools and families want to be here. That in it self is a pro. The cons are homes are staying on the market longer and this is not the best time of year to sell. Typically spring is better. Renting is a good option for this area. There are many families moving in from out of town and even out of state who want to rent to try to get a feel for the area before they commit to buying.
