Hi Daniel,

The Good Neighbor Next Door program is only available in certain areas that HUD/FHA have targeted for revitalization.

The program allows you to buy a home for half the value on the condition that you will live in the home for at least 3 years. On the surface it looks like a great deal but you have to remember that most areas that need revitalization are not really desirable neighborhoods to begin with.

The other issue is San Marcos does not have any qualifying areas right now so this program is not a viable option for you.

The good news is a lot of the area around San Marcos is eligible for the No Money Down USDA mortgage!

One of the best things about the USDA program is the monthly mortgage insurance is substantially cheaper than FHA or conventional options.

For example: On an FHA loan of $150,000, the MMI (monthly mortgage insurance) would add $106.25 to your monthly payment but on a USDA mortgage it would only add $43.75!

The other nice thing is USDA will actually allow you to roll in your closing costs as long as the appraised value supports it.

Take a look at the recommendations from some of my past clients on my Trulia profile by clicking the link below my phone number.

Please feel free to contact me for more information or help.

They are asking for average price per square foot to BUILD once they already own the land. I don't believe they are asking what they can sell it for. Builders should have a range on price/sq foot understanding it will vary based upon finishes, materials, etc. if you were going to build a house on your own land, what would you expect as cost to you from builder per square foot. Again, I was told it was $175-$200/sq foot by two different sources. An agent and a builder ... more

I would suggest hiring a local realtor to assist you with comps and options that you have. Then go from there.
