Trulia did not "rent your property".
Did you use an agent you found on Trulia, or did you simply advertise your rental here?
If you found an agent here, you can reach out to him or her for guidance.
Then, you need to read the lease to see which terms are being violated.
I suggest you discuss these issues with your tenants.
Remind them to maintain the lawn. Send a letter and document this.
In regard to the condition of the home when they move out - I hope you took photos BEFORE they moved in (or at least did a walk thru with them) so that you can document the condition later on (again, take photos).
If there are items that need to be addressed, that's why you have a security deposit.
They should leave the house in the same condition it was in when they took possession.....but are allowed some "normal" wear and tear.
You do have a security deposit, don't you?
