A comaparative Market Analysis or an Appraisal is the best way to obtain fair market value of a property. A well informed purchaser is not going to pay more than it's current market will allow. There may be a concern of radon gas. You can have a radon company come out and check the radon levels. I would suggest a licensed and insured company to do so.Often times the Home Inspector can conduct this test. You can also incorporate this contingency into your sales contract so in the event radon is found you can negotiate with the sellers to have the mitigation work done. Mitigation is not that expensive and is effective to remove the radon in your home by giving the gas an escape route through pvc piping going from the basement, where this natural gas is most prevelant, to the outdoors. If you go on-line there are maps of "hot spots" where radon levels are found to be higher.
Lead based paint is a concern if your house was built before 1978. There are experts who can test for that as well. Do not try to remove yourself. There are guidelines from the EPA. See there web site or your realtor can give you a brochure full of information regarding Lead Base Paint.
As far as lead in the water... most lenders require the well water to be tested for coloform bacteria and lead when purchasing a home. Again, there are licensed ,insured companies to do this for you and should be incorporated into the sales contract.
Best to be an informed buyer and get the testing done.
