The Total number of Residential Home listings in the Hayden/Hayden Lake Area have actually decreased since last year when you compare 2010 to 2011 YTD.
We did have about 89 listings come on market a bit late this year (300 listings on July 1, 2011 & 389 Listings on August 28th, 2011). Many are listings that decided to go ahead and try the market again after seeing local sales increase. Others reflect the increase in Bank Owned properties coming on market.

Following are the Year to date comparisons 2010 vs 2011 for number of Listings ( 109 fewer listings ):

2010 Active Listing Statistics:
Active on Jan 1 – August 28, 2010:
Total Residential Listings: 634
List Volume: $249,658,383
Median List Price: $274,972
Average List Price: $393,782


2011 Active Listing Statistics
Jan 1 - August 28, 2011
Total Residential Listings: 526
List Volume: $223,865,940
Median List Price: $290,950
Average List Price: $425,600

Following are the Listing Statistics showing July 1, 2011 VS. August 28, 2011 ( 89 Additional Listings from July 1st to Aug 28th)

Active on July 1, 2011
Total Residential Listings: 300
List Volume: $138,137,471
Median List Price: $328,450
Average List Price: $460,458

Active on August 28, 2011
Total Residential Listings: 389
List Volume: $169,312,687
Median List Price: $292,000
Average List Price: $435,251

The tax rate in Coeur d Alene differs from 'district' to 'district'.....there are different districts geographically laid out by the County.

You can figure an average of .75 to 1.1% or less of the assessed value.

It can change from year to year. We've lived here over 12 years, and moved from California. We own a house overlooking Lake Coeur d Alene, several parcels of land and several rental properties, and we are fine with the property taxes in comparison to other states that we own property in..... our Florida & Montana property taxes are much higher.
