The color can really make a big difference when you choose your shutters too. Do you want them to be functional to be able to open and close them, or do you want them to be fixed in place for design purposes only? Definitely consider whether you want them to have hinges or not!

Sorry about your mother, she should only have to worry about getting well. However, with that said, the condo documents should have the terms spelled out on paying association and maintenance fees. If she is living alone, and had to go to hospital, I can see where this can get overlooked. You will need to check with the lender who holds your mother 's mortgage to see if there is an "arm's distance clause". This means if you are related to the seller you may not be able to purchase it. Your agent in Oahu can write the offer because he/she is licensed in the state of Hawaii, but I wouldn't recommend it unless he/she has considerable experience with short sales. Short sales are easier to get to the closing table if there is only one lender involved. It's gets trickier if there is a second mortgage or home equity line of credit tied to the home. You will want to check with your Mom on that. Also, there has to be a life changing situation in your Mother's life that is keeping her from making her payments to be able to do a short sale. Those can include loss of job, death of another family member who is on the deed, job transfer, etc. Your Mom will need to fill out a plethora of information for the bank. Trulia seems to be OK with the practice. Call the police. Call the listing agent--the real one--on the property. For years, Trulia has made money with the RealtyTrac scam. (Properties looking like they're listings when it was just a come-on to subscribe to RealtyTrac. Somehow, Trulia is making money by permitting these rental scams to continue. Probably by getting increased web traffic that, in turn, allows Trulia to sell more online advertising.

You have to be licensed in the state you work in. There is no national type license in the US although supposedly we are working towards that.
