I think picking a geographic farm area from day #1 of your real estate career is a very wise idea although 200 homes my be a bit small. I disagree that you should hold off on your marketing until the holidays are past however exactly because that's what 99% of other Realtors will do. Step into the 4-6 week silent void of no marketing competition and fill it with your message - it's the perfect time to get heard.
Consistency is key. When you make a weekly habit of prospecting don't look for an immediate result other than "developing the habit" and this will get you past the point of wanting to quit and try something else when you start thinking "this will never work".
Your HABITS (prospecting) combined with great DIALOGUE skills (ability to immediately build trust and establish credibility) and smart TOOLS (smart direct response campaigns) are the 3 magic ingredients you'll go farthest with.
