It's unfortunate, but the answer is not good. In fact, East Norriton, West Norriton, etc all fall in the Norristown School District, which has the lowest scores in Montgomery County. Taxes aren't necessarily low either. I would suggest looking in the Methacton School District, Upper Merion or Colonial. ... more

This house was on the market for 1.499million. It has been taken off the market in January. Yes it has a very large finished basement.

In addition to this old neighborhood not being able to handle the traffic pattern of Darby and Marple Rds, the recent traffic explosion will only get worse due to the development and opening of the new Haverford Reserve, which is just around the corner from Marple Rd. Second, yes, real estate agents get paid for handling the transaction, and the commission you mention of 6%, while always negotiable, seems within the "normal" range. In fact, Fannie Mae recently issued a statement relating to short sales in which it gave blanket approval for commissions up to six percent for selling a home. So, a major lending institute, even when they are paying the bill, acknowledges that nationwide this is a reasonable fee for residential real estate.

Lastly, I am not sure I understand your question.... attorney hired a realtor and then you asked him to buy the house for half price? Why'd you do that? If you wanted to "give" your friend the house for half price, why was a real estate agent involved at all?

It depends on whether or not the home is IN the same section as the homes of either end of the scale. If the home is not in the same section, for instance right across the street, those homes should not be part of the comparisons. It tends to be a difficult situation for the agent, yet if done properly, the home will be accurately priced.

If you build a $350,000 home in a section of $200,000 homes, your home will be worth less than $350,000. I hope this answers your question.
