I own a unit at Pat's at Punaluu. I road the low to the high and all the way back to the low.... now it's back up. I think all the foreclosures are gone. I'd hope to see the values go back up. Does this building trail the rest of the island in RE appreciation? Thank you. ... more

I recommend calling the school and asking them. They would most likely give you the numbers of PTA members/parents.

Unless you have been to Hawaii, and this area specifically, between Kaneohe and Kahuku, it would be very difficult to explain it to you.

You can do a making home affordable refinance on a non-owner occupied home, so it's not too far-fetched to think that lenders would be willing to modify rentals. I suspect the rate they offer may not be as low as 3.125% though, which is one part of the reason they may be willing to modify. ... more

Hi Shannon,

I don't work with rental properties, but you should specify a few things:
Number of animals? What kind and what do they weigh?
Price range?
Areas you are interested in?
Home only, or townhome?
Do you mean that you will be the only tenant?

Aloha,
Frank

Hi Launi,

If you live in Hauula, you most likely know the owner already. The first thing you want to do is get financing. Once you have that, then it doesn't matter to the seller if you use a mortgage or pay cash, as long as the sale is completed. You also need to check on insurance before you build anything, so check that before buying.

If you plan to build a home on that land, there are several things you need to. Try to find someone else that built a home in the area recently. They can get you going in the right direction.
Call me you have any questions.

Frank
