Whatever you do, DO NOT STOP PAYING RENT. When was your lease signed? Was it before the filing of the foreclosure. I assume it was. You are covered with the tenants in foreclosure act. If the house foreclosed the bank must honor your lease. But you have to abide by the lease and make sure you are actually paying. If the house forecloses, I recommend sending the money to the courts until the bank can tell you where to send the money to. You can google Tenants in Foreclosure act for more info. I have a lender who will grant a loan if credit score is good. This particular bank will approve loans for my clients even immediately after a short sale if they qualify. I just got another person qualified who found me on Trulia and we are now making offers on houses for him. If you qualify, we can probably get your qualification letter within 48 hours.

This is a small private bank and they do not sell the loans, therefore, they have much more say about who they approve since they keep the loans in house. If you would like more information, please contact me at 248-930-0198.

It is important to speak to the lender first as Rob states because you need to know what you can afford each month, including taxes and insurance. If you on the other hand are paying cash you don't need to speak to a lender. With that said find a Buyers Agent (Realtor) in your area to assist you through the buying process, they will have your best interest. Make sure you get your questions answered. Purchasing a home is a big investment, get the help you need.

There is no management or rental association that I am aware of in our area. As far as being able to rent or not would be something that is addressed in the bylaws of the condo association. If the individual is acting unethically you certainly could contact the Greater Lansing Association of Realtors, as all Realtors that are members of the National Association of Realtors are bound by a code of ethics. ... more
