I will assume you are referring to 280 Park Ave., Harrison, NY? The listing you saw on Trulia is copied from Zillow which owns Trulia. I went to Zillow's website and you need to contact the Foreclosure Trustee or Attorney: Gross Polowy and Orlans, 25 N Pointe Pkwy, Amherst, NY 14228. Tel: 716-204-1700. Notice of Sale was 6/15/2015 and Auction was scheduled for 7/14/2015 in the Village of Ballston, NY. The loan was issued by US Bank National Association.

In 2015 and 2016, it was listed for rent and both times the listing was removed. The brokerage involved is Julia B. Sotheby's in either the Larchmont or Rye office.

I looked at the pictures on Zillow. The inside has been renovated - new floors, new kitchen and it's very clean. This looks like the owners spent money on renovations instead of paying their mortgage. The issue with this is I know from experience the price you will need to pay is a lot more than $469,093. You need to pay for penalties, liens, fines, etc. Yes the bank wants you to pay - they are not going to take a loss.

You should live where you are comfortable. If you can find a decent rental at a better price then I recommend looking into that. Why over pay and not get anything from the landlord? At times, renting can be more expensive then buying. You should have an agent guiding you so that your next real estate decision is a sound one.

I made many mistakes in addition to trusting that my agent would do the work for me since originally one item I was trying to control was to use the agent who listed the apartment in order to find something decent in my price range. Promises were made, lease changed and sent to me after I already moved in. It wasn't my agent's listing. Now my lease is over and my lose is great. I live in the Rye Park apartments in Rye. Corner of Theo Fremd & Central Ave. Very pet friendly, no size,breed or weight restriction on dogs. About 3/4 of a mile from the Harrison downtown/train station, just a few short blocks walking distance from Rye's downtown and train station. Very good location. Well maintained. Units do not usually have laundry inside, but there are laundry rooms indoors in the basements of buildings. You should be able to get a one bedroom here for under what you have stated. It's possible there may be two bedrooms in your price range, I'm not sure what they go for, I know upwards of $2k. Heat and hot water are included, I pay for my own gas (stove only) and electric, as well as cable/internet/phone. Nice safe neighborhood. Ample parking. Only downside is train tracks are close to back of property so when windows open in nice weather it can be a bit much if you face that side of things. Good supers and landlord, things are well maintained. Look up JPH Managment or Rye Park Apartments. I'm also a local dog walker. Looking to move to something a little less expensive than what I pay here now, hate to move, love it here, just can't afford it within my own personal budget. I need to find something pet friendly in either Rye, Port Chester, Rye Brook or Harrison that is around $1200 a month, one bedroom, no carpeting.

Hi: There are many reasons why real estate sits on the market for a long time. It all boils down to the ratio of the following: price, exposure, location, condition, seller motivation, & incentives to the buyer's agent & to the buyer. As soon as these items are properly in sync, the property will sell. With co-ops there is 1 more level of complication, which is the co-op board. Sometimes co-ops take longer to sell because the Board has rejected buyers. If you're curious as to why a specific unit hasn't sold, I'll be happy to try & explain it.
