I would suggest getting quotes detailing what it would cost to check it and to remove it. Once you have that information you can go to the seller and tell them that you're interested in the house, but you want to make sure the tree is checked before you do. If you explain the reasons behind that, I'm sure you could reach an agreement. There's also a possibility that the seller has already had the tree examined. You'll never know until you talk about it.
