There are 4 elements that need to be in a straight line in order to give a house a better than average chance of selling....Price, Condition, Location and Staging. Houses that are priced according to the current market, In Good Condition, Well Staged inside and out, and do not have a serious location problem, are selling.

If you are seeing houses that are just sitting on the market unsold, one or more of those 4 elements are out of whack, and the seller needs to make an adjustment.
