I already lived in Harlem .It is the best place for living. Hamilton Heights in West Harlem is a desirable neighborhood. On Riverside is ideal. Riverside Park has several dog runs and a well-maintained running trail.

Central Harlem, within walking distance of Central Park, is also covetable. West However, Harlem is generally preferable to Central Harlem. It seems safer in West Harlem, is quieter at night, and is generally more convenient depending on exact location and proximity to trains. The 1 train (red line) on the west side of Manhattan is very reliable.

Another draw of West Harlem is the uptown Fairway, undoubtedly one of best supermarkets in the city.

I would be glad to assist you and your fiance in securing your new home if you're able to be a bit flexible in either your location, apt size or price-point.

I have several units in the areas that you listed however since those are prime areas where the prices for a good apt start at $1400 for a 1-bdrm. I have a beautiful studio apt in Sugarhill on Edgecombe Ave for $1250 if you're willing to compromise space.

Alternatively, I have a great 1bdrm for $1150 in the Allerton section of the Bronx.

In addition to what has already been said about how to negotiate on your credit problems with the landlord of the new apt., you should also pick your community carefully.

If you are looking in Harlem, you should know that it has fast gentrified. For you, that means new buildings have been built and rents are higher than you might expect. But look at all types of bldgs., including the new ones, and "try out" the landlords. You might get a deal in a new bldg., even if higher rents are advertised. But also try prewar buildings off the main drag. There will be less resistance there to credit problems. MAKE AN EXHAUSTIVE SEARCH. It's the only way to maybe get lucky with a landlord in a nice building who agrees to rent to you, ... more

You might find a landlord that will allow you to pay a large portion of the yearly rent up front. Be careful though, and make sure anything you agree to is clearly spelled out in a lease. Check Craigslist as well.
