I'm not sure what you means by a quick way to close. If you are paying with cash, then by all means you can close quicker, a week, two weeks etc. If you have a loan, then you'll need to talk to your lender and ask what is a reasonable amount of time for you to close that you can put on your contract especially with the new regulations(TRID).

You can definitely work with a realtor and have your realtor preview the property, take photos and videos and go from there.

Then we us the 710(middle score) for qualifying and pricing.

Yes but why, You and your family member could contact the bank and settle for much less. The current owner needs to contact the bank and state that a family member would like to help them out of the situation they are in but that would require the note to be settled in full.

It really depends on your situation. If you have a lot of recent collections and charge off accounts, no. Some lenders can help people with scores as low as 580. You will want to speak with an FHA approved lender who can work with problem credit. Even if you can't buy a home today they can help you get on the right track so you can buy a home in the future.
