The best filter, is having a realtor work with you! Why do you want to do all the work, when you will eventually need an agent to submit an offer for you! Let the agent do more of the work on the behalf of you the buyer, plus a realtor can watch for unique properties that may not be on the market yet, may be falling out of escrow and alert you to things that a non-professional will not have access to. People love views. It's practicably what sells a place. Many people prefer to have hardwood floors as well. I suggest you pick the one that appeals the best to you. Usually, if you have a choice between a condo with a view and a condo without, and the price is almost the same, I would recommend the unit with the view.

Either way, you will be able to sell it as long as you list with an agent that knows what is going on. I recently sold this place at the highest sale price since 2007. www.hollywoodhighrise.com/

We sold a property in Hancock Park not too long ago in the multi million dollar range. If your home is listed and it is not getting offers, it means it's not priced correctly. It also depends on the photography of the property, the property's person website, and how the broker's open was conducted. By the way, Hancock Park is in high demand and the prices are pretty strong. Make sure that you speak with a Realtor to price it right and market it the best way possible.
